The Design-Build Way

The Design-Build process has been implanted into Sholar Companies as a better alternative to the traditional “design-bid-build process”. The basic difference between the two processes is that instead of procuring a competitive bid in two weeks from a third party General Contractor after the drawings are completed. In the D/B process the construction arm is involved with the project from the beginning to advise architecture and the client of the cost decisions. The Sholar Veterinary Architecture teams with the best construction management firm to provide a turn-key product for the Client. This process has been used effectively in projects throughout Colorado and the United States.

In the traditional process, the Architects design and draw the full set of Construction Documents for the “castle” that the Client wants, next the Contractor estimates the project from the finished Construction Documents….which is over budget. Then the Contractor is the messenger with the bad news. Now the Client, the Architect, and the Contractor are all upset with the process….because the budget wasn’t addressed at the beginning!

The Design-Build Advantage

The main advantages of a Design/Build process over the traditional process are:

The D/B team will contractually serve the Client as one entity to provide a single source of responsibility.
The construction personnel are immediately involved at the beginning design portion of the project. This allows the contractor to fully understand the scope of the project when submitting preliminary estimates to the final construction cost, where a third party contractor would be at a disadvantage because of a typical estimating period of two weeks. The saying for this is “we won the bid, now we have to build it,” meaning they may have left something out of their bid.
Based on early and full involvement with the design process, the construction team will be able to establish more accurate cost estimates earlier in the process.
